I don't have a picture thread but thought I might keep theese separate.
It has taken 3 years + to get this far but it's great to finally be making progress . It could take 3 more to get it finished .

Are they palm trees to the fore of the picture? Wouldn’t see too many down this side :whistle:.

Good luck with the work, will make life a lot easier on you been out beside the farm

Best of luck with it, started myself 3 years ago but no planning permission got yet, f...kers in kildare co co and then they wonder why there is a housing crisis!
 
That shuttering work is a nice little touch.
Did you need structural calcs of any extra inspections for it?
Used the spec's that apply to farm buildings for grant purposes for the beams and column. Didn't spare the re -bar.

I have an engineer regularly checking in on the overall build so as to keep the bank happy.

The house is coming along great.

We finally got planning here during the summer after many years trying, we will be going with a builder as the day job, small kids and a bit of farming takes up most of my time.

Our next step is to get a tender done up to send out to builders, I have a question that maybe someone else has faced or the lads on here working in the trades might be able to help with, the architect we used for planning will only provide full assigned certifier service for the tendering and construction phases, but looking at the commencement notices on the local gov site most people seem to be opting out of assigned certification as it's no longer compulsory for a single one off house, my question is does this assigned certification add much to the builders prices?,

The architect has already up his prices but stealth by adding in additional fees for stuff not mentioned in his initial fees, hence we are looking at our options and maybe just going with structural engineer and opting out.

I hear there's a very long wait for windows. Brother in law is in the building trade and was ordering windows from Munster Joinery last week and was told that it would take 4 months.

Ahh, everything seems to have slowed up. I tried a few companies for windows and the minimum wait was 8 weeks.
Or at least that's what they promised 🤔

We are building an extension here at present, ordered 4 PVC windows from MJ and have been given 4 week lead time. Small order I know. I also have a 4.6m sliding aluclad door unit but ordered elsewhere as I wasn’t happy with the quality of MJ ones, that’s on a 10 week lead time from a small outfit who get them made in Poland.

I personally didn't like mjs quality for windows when we built 12 years ago. Was happy to pay extra for windows to my spec at the time. This far on I am still happy with my choice.

That too, got MJ windows supplied by the builder on the latest extension and the door and window quality is shocking bad. The builder got them to replace the back door it was so bad and the replacement was as bad again. Would definitely not use them again. The doorframe is very weak, if banged hard the whole frame wobbles.
 
They are hard work to deal with, literally begging them to quote then I get a phone all with a price. I asked for a written quote including spec and I get a one line email with the price. I was still happy enough to go with the windows as we had upgraded the rest of the windows 2 years ago and went with MJ pvc future proofed pumped insulated frames And triple glazed. We are happy with them so when they came to measure new 4 we could say “as ye can’t provide a spec, match exactly the ones in the rest of the house”
I wouldn’t trust them with the big sliding door as I had heard horror stories about those where there is still an ongoing row 5 years later.

As they were retrofit they send out the subbie who will be fitting to do the final measure. I had chipped away the inside reveals and insisted on the new windows being the same outside dimensions as the originals which he agreed to. He told me They normally make them undersize for ease of fitting. Then he told me window sizes are big, why didn’t I go for the larger frame profile? I told him I was not aware of a stronger profile. So went with the stronger profile and they are chunky.
Their sales reps are hopeless, just keep selling volume, dont care about customer satisfaction.

When they replaced the door here they just left the old one here, must’ve been over €1k for it but when the flutes on the door were cut badly in the factory they were just going to dump it instead of changing the panels that were bad. Think he let it slip that there was quite a high number of replacements being sent out, can’t be much profit in such waste.

I wouldn't touch MJ with a barge pole. Our last house had doors and windows by them. The front door seals deteriorated within a year and they were a pain to deal with to get that rectified. I've seen plenty of other horror stories with doors cracking too.
My brother in law specialises in wooden sash windows and doors and does exceptional work. 100 years is a regular lifetime for well made doors and windows made from timber. It's very hard to argue with that.

Candor I’m doing some renovations next year and have old sash windows from the 40’s that will need to be replaced

would you mind me asking who the brother in law is or a website??
